Houses of Multiple Occupation licence changes set to be introduced later this year
From Monday 1 October 2018, all privately rented properties that are occupied by five or more people in two or more separate households will now require a licence.
South Somerset District Council is keen to alert landlords to the change in legislation which will allow landlords of HMOs to ensure they apply for a licence before the October deadline.
South Somerset has a high number of HMOs. With the introduction of the new Government regulations, it's expected that even more are likely to be identified.
New regulations are also expected to be introduced that will bring in new mandatory conditions covering the minimum sizes of sleeping rooms, the maximum number of occupants permitted and the provision of refuse facilities.
Councillor Ric Pallister, Leader of South Somerset District Council and Portfolio Holder for Private Sector Housing said, "We have many good landlords in the district and we want to work in partnership with them to ensure that the condition of all our rented properties is up to standard. Licensing of HMOs ensures that our Housing Standards Team know about properties which may present significant health risk to residents. It also enables us to ensure that appropriate management arrangements have been made for the property".
Landlords who believe their property will now be classed as an HMO that requires a licence are advised to contact the Housing Standards Team at South Somerset District Council by emailing email@example.com or by calling 01935 462462 for advice.
The current fee for a five year licence in South Somerset for a five bedroom house is £400 plus £30 per extra room.
