Strategic Housing Land Availability Assessment (SHLAA)

The National Planning Policy Framework requires Councils to carry out an assessment of land availability within their area.

This assessment is known as a Strategic Housing Land Availability Assessment (SHLAA) and forms part of the evidence base for the Local Plan. Information provided within the SHLAA will not identify which specific sites should or will come forward for development. The SHLAA establishes realistic assumptions about availability, suitability and the likely economic viability of land to meet identified need for housing. It assesses capacity at a particular point in time and does not identify every site which may be suitable for housing. It is a reflection of what land is available and could be used for housing if other policy considerations are met.

SHLAA 2013

South Somerset District Council has carried out a Review of the SHLAA as part of the evidence base for the Local Development Framework and Annual Monitoring report. The 'Call for Sites' ended on 30 November 2012 and the SHLAA 2013 Report was endorsed by District Executive on 5th December 2013.

SHLAA 2010

South Somerset District Council have carried out a Review and rolling forward of the SHLAA 2009 as part of the evidence base for the Local Development Framework and Annual Monitoring report. The Partnership & Methodology

The Somerset Housing Market Partnership consists of South Somerset District Council, Sedgemoor District Council, West Somerset District Council, Taunton Deane Borough Council, and key stakeholders such as house builders, social landlords, local property agents, local communities and other agencies. The partnership prepared and endorsed a common methodology for the SHLAA and has overseen the production of each district's SHLAA.
